It proudly stands across from the renowned St. Mary's churchyard, adorned with its meticulously maintained ninety-nine yew trees. Painswick itself is enveloped by breath taking countryside and is nestled within an area of unparalleled natural beauty. Aptly known as the "Queen of the Cotswolds," this village holds a special place in the Cotswold Way national trail, positioned midway between Chipping Campden to the north and Bath to the south, both approximately fifty miles away. The village showcases the architectural splendour of locally quarried Cotswold stone, a testament to its prosperous history in the wool and cloth trade. St. Mary's church, with its picturesque surroundings of the famous ninety-nine yew trees and elegant table tombs, is a sought-after venue for weddings, adding to the village's allure.

The design concept
ARC Painswick is a Grade II listed 15th Century Wool merchants Manor house in the heart of Painswick, known as The Queen of the Cotswolds. The 9 bedroom manor home can accommodate up to 24 guests, however The Half ARC price is based on 12 guests. Regardless of the group size, all the guests can enjoy the private swimming pool, pizza oven/braii, firepit courtyard, bar, projector room and 4 open fires. Restored to its ancestral beauty and embellished with modern comforts to create a homely stay, that seamlessly blends the classic and the contemporary.
The property has recently undergone extensive renovation works by Parti Architects and provides the perfect luxury escape for large friends-and-family get-togethers. Light, space and materials have been crafted and curated to provide a distinctive yet homely feel to the home. Designed to be shared, the home effortlessly combines the charm and attention to detail of boutique hotels with the repose of rural life; embodying a modern luxury that replaces glitz, glamour and style with an architectural elegance, comfort and purpose.
Architecturally arranged around the internal courtyard at the core of the estate, the home’s 7 living spaces enfilade into each other. A modern kitchen extension with 7 metre island completing the ‘ring donut’ plan; making it the ultimate social space, perfect for large groups of people mingling in different rooms. The generous ensuite bedrooms are clustered around 3 staircases that lends itself to family groups.
At the back of the ARC is the swimming pool area and garden, with alfresco dining and views over the Painswick Hills. Fun is ensured with the homes projector room that sits 20, a bar with beer tap, darts & table football, 3 sperate lounges and pizza oven/braii.
The home
The residence offers a total of nine bedrooms, accommodating a maximum of 24. Upon request, all double beds can be converted into single beds. The layout of the house revolves around a central courtyard, which, together with the pool and BBQ area at the back, offers delightful spaces for socializing. A pizza oven/braii and firepit courtyard serve as a charming setting for evening gatherings, while the outdoor swimming pool, heated from May to October, provides hours of enjoyment.
Regardless of which entrance you begin your journey at, the layout will guide you through a captivating experience. Guests will undoubtedly enjoy discovering the interconnected rooms and numerous staircases. On the first level, you will come across the expansive dining area that comfortably accommodates 26. Additionally, there is a projector room, a bar area, two distinct living rooms, and a cozy snug. The kitchen is thoughtfully designed to facilitate the preparation of grand family feasts, equipped with four ovens, two hobs, two dishwashers, a wine fridge, and top-of-the-line Miele appliances.
The bedrooms are located on the first and second floors, accessible through several charming staircases. Bedrooms 1-7 each have their own ensuite bathroom, with one of the bedrooms featuring a luxurious free-standing bath. Bedrooms 8 and 9 share two shower rooms, making them ideal for families with young children. All of the bedrooms are designed to create a welcoming and tranquil atmosphere, with stylish decor that promotes relaxation.
The home is adorned with exhibitions and works from up-and-coming talents, aiming to support the finest local artists, designers, and intellectuals. These pieces are not only meant to be admired and inspire, but they are also available for purchase, serving as a cherished memento of cherished moments spent together.
