About this space:
This five-bedroom, two-and-a-half-bathroom home welcomes your stay. The home is staged to accommodate eight guests comfortably. The master bedroom features a king-size bed, and a private desk for laptop/work use. Two individual bedrooms offer twin-sized beds with playful designs for kids, and a third bedroom has also two twin-sized beds next to each other.
The last bedroom features a king-size bed, a comfortable reading chair, and a bathroom with a shower.
Outside, the Sunroom & Terrace is perfect for outdoor gatherings. It includes a grill and two tables, one outside (with an umbrella) for four and another one inside the sunroom for six people plus comfortable seating. The backyard is amazing to explore. It has a deck with seating for multiple guests and ample space to walk around and discover.
Each room has fresh bed and bath linens and Smart TVs. The home has free WiFi, and a Smart TV in the living room. There's a laundry closet with a washer and dryer as well. The chef's kitchen has stainless steel appliances and is equipped with cooking basics and essentials.
Parking is available on the driveway. We set out a variety of snacks and K pods for the Keurig coffee maker. This is a non-smoking property, not suitable for events, children are welcome. Pets are not considered.
*This property includes all utilities, internet, lawn care, and pest services. Ideally suited for home sellers caught between properties or homeowners displaced by insurance claims. This property is for short-term rental (in daily increments for as many nights as needed). We welcome extended stays!

A 10% discount is applied on stays beyond 30 nights, and a 5% discount on stays beyond a week.

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, we expect your will to comply with the listings house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all tender paid. If you believe the listing's house rules cannot be complied with, cancel within 24 hours of booking penalty-free. Excludes same day, checked-in guest, cancellation time frame availability shown on AirBNB´s booking confirmation email. We urge you to contact AirBNB customer support should your alteration or cancellation be due to an emergency. Thank you, we genuinely appreciate your cooperation.
Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.
Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.
Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.
Pets/Animals
Pets are not considered.
Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis.
Mid-Stay Clean
Stays beyond 40 nights incur the cost of a mid-stay clean to be collected through AirBNBs resolution center. This is a maintenance requirement in an effort to upkeep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.
Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Pricing & availability dynamically fluctuate continuously based on an algorithm set by our revenue management software.
Extension Alteration
If you opt to extend your stay, please be mindful of confirming your request with ample notice before your scheduled 10 am check-out time so that we may update the housekeeping schedule and our booking calendar with your new check-out date. There are limits to extending by one night and require approval, a standard two-night minimum is applicable.
Parking
Please note that we are not responsible for anything that happens while parked. One car garage not accessible to guests.
Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.
Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties we actively monitor temperature, humidity and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing or disabling in any way electronic monitoring devices.
Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stays date range incurs a $15 fee, per every 40GB beyond your stays total allotted data usage. No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
Maintenance & Landscaping
This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. Evidence to the contrary incur the plumbing cost onto your stay. The properties general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.
Trash
All trash must be bagged, and placed in the garbage bin located in the garage. The trash bin is to be rolled to the curb Thursday nights for early Friday morning pick up. (Failure to set trash out for scheduled pick up incurs a fee. The fee varies depending on the amount of trash someone has to be paid to haul.)
System Failures
In the event the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen occurrences
Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that guests consider travel and/or rental insurance.
Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.
