By booking, you agree to all of the following house rules:
Parties are not allowed on this property, including loud music. Please be respectful of our neighborhood. Quiet hours are from 10 pm to 7 am, as such, we require that guests avoid loud music, parties, or hosting large groups during quiet hours.
No lifeguard on duty and please swim at your own risk. Adult supervision is required for all children using the pool. Follow all pool rules.
For early check-in or late check-out requests, please contact us at least 48 hours prior to your arrival. Availability depends on same-day check-ins and check-outs, subject to approval and must be notified in advance. Late check-out and/or early check in will incur a fee of $100/hr to cover the cost of additional cleaners to get the house ready. Please note that unapproved late check-outs will incur a $100/hr charge.
No pets are allowed. Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.
Overnight guests that exceed the number stated in the reservation are not allowed. We do not allow visitors unless discussed and agreed upon prior to booking. Violation of this rule will result in a $200 USD penalty per person, per night.
Smoking - Smoking of any kind inside the property is strictly prohibited. Guests may smoke outside, at least 20 feet away from any entrance. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.
We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $250.00.
Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.
If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels.
Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.
Vehicle owners are advised to read street parking signs. The Host is not responsible for parking tickets or any law violations.
We do not have access to the mailbox, so please do not send packages/mail to the address you’re staying at. You may deliver items to a local FedEx/UPS. We cannot help you to retrieve delivered mail.
House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
Quiet hours are from 10 pm to 7 am.

You understand there are potential dangers that swimming may present to children who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming.
All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host.
