Located on Half Moon Bay in South Arm Tasmania, our property is blessed with outstanding water views over to mountains, undulating hills and valleys beyond.
At night, the views are just as impressive as you gaze out over the water to Blackmans Bay, adorned with twinkling lights like a bejeweled necklace.
Then look to the sky for Nature's display of starry nights. The Milky Way and occasional Southern Aurora are made even more dramatic with the absence of lights on the Peninsular.
Gated from a quiet cul-de-sac on the street side, you're in your own space with the waterfront just steps away.
Our property is a retreat destination, an experience to enjoy what nature and the area have to offer while taking the time to slow down, rather than a base to go out sightseeing every day.
Hobart airport is a 30 minute drive with no traffic lights or ferries to worry about. Feel the weight of the world lift as you head down the scenic South Arm Peninsula.
Hobart CBD is an easy 40 minute drive and 3 shopping complexes are within a 30 minute drive.
Our two storey house features high ceilings and expansive double-glazed doors and windows throughout to capture the stunning views while allowing glorious sunshine and light into every room.
Be lulled to sleep in one of two Master King bedrooms hearing waves lapping on the shore. Upstairs has a King bed, a sunny retreat area with plantation shutters, Netflix, a coastal themed bathroom with its own WC, a large walk in robe plus a lengthy verandah, perfect for mesmerizing over the stunning views.
Downstairs has a second Waterfront Master King Bedroom with King bed, double robes, Netflix, fabulous views and sliding door out onto the main large deck.
Two Queen size sunny bedrooms with Queen beds have double robes and rural views to the hills often dotted with horses.
All beds are fitted with plush mattresses and pillows with waterproof protectors, crisp white linen, doonas, scatter cushions and throw rugs.
BATHROOMS: Both Lux bathrooms have walk in showers with no trip up step.
#Please be aware for those with mobility issues there are no grab rails in the shower area.
Bathroom floors are heated for the colder months and walls have floor to ceiling tiles. Plush towels, fluffy robes, amenities and two hairdryers are provided.
A separate half bathroom has a WC, hand basin, mirror and heated floors.
KITCHEN: Open the blind over the double hung kitchen window in the morning to allow fabulous sunshine in from the East while you prepare your morning tea or coffee.The full kitchen has extensive kitchen tops with bar stools and is fitted out with brand new high end appliances including a huge French fridge, dishwasher, pyrolytic wall oven, inbuilt microwave, induction cook top with super quiet overhead exhaust, pod coffee machine, well stocked pantry, spice drawer under the cook top plus all cutlery, crockery, glasses, pots, pans, boards, platters etc.
LAUNDRY: A sleek mirrored walk through Laundry, features an under-bench AEG washing machine and separate AEG dryer. Set in the extensive bench top is a large ceramic basin making it ideal for bathing infants and toddlers.
LIVING: The Living area soaked in afternoon sunshine, has a leather chaise lounge wrapped around a slow combustion fireplace with a Samsung Wall print television above the bespoke mantle piece. A perfect spot to be when the weather blows in sitting around the roaring fire watching Netflix, reading, playing board games, enjoying Tassie's fresh produce or just gazing out over the water watching the water and sky as they constantly change.
DINING: This area is also soaked in golden afternoon sunshine and caters for eight guests around a glass top table. A recessed library nearby houses a selection of books, board games, puzzles, cards, Yamaha sound system with several great CD’s.
Highchair, Travel cot, Stairgate and Fireguard are provided * if required please request on booking.
DECKING: Extensive Decking on the waterfront has two tiers with remote controlled coloured deck lights for the night life. Enjoy long table lunches or evening dinners while watching the most amazing sunsets.
##Please note- ALL railing on decking and stairs follows the legal building requirements but some deck/stair areas may not be suitable for guests with mobility issues.
ALFRESCO area with open fireplace and wood barbecue are on the waterfront ground level along with a free-standing gas barbecue.
GARAGE we request guests please park their car on the driveway behind the gate and not in the garage.
A Table Tennis is located in the garage and gives hours of fun for the kids and adults.
PAVED COURTYARD this is located between the house and garage and is set with table and chairs. Double doors open from the garage onto the courtyard making it an ideal area for entertaining when the weather blows in from the waterfront.
ACTIVITIES: Are endless with table tennis, beach walks, swimming directly out the front in calm water, kayaking or stand up paddle boarding, fishing from the beach or rocks, exploring rock platforms, beach cricket, football, building sandcastles, collecting shells, yoga, hiking etc. For the locals with boats, it's an opportunity to zip across to Bruny and pick up oysters for lunch. There's plenty of parking behind the gate for the big toys. Launching ramps are in South Arm and Opossum Bay.
THE AREA: There are great walking trails either along the beach or enjoy a gentle work out heading up the hill at the end of the street. A path takes you to a look out with a bench seat to rest and plaque with history of the area. Don't forget the phone or camera on a clear day to take some stunning photos looking down the Channel. On the pathway back to the house pick wild blackberries and heritage apples if they're in season.
SYDNEY to HOBART yacht race is a spectacular time to stay but you have to be lucky so book early.
PROVISIONS/AMENITIES : We recommend on your way to the Retreat to pick these up at TCM (The Gourmet Grocer) or Hill Street Grocer in Lauderdale (20 minutes from the Retreat). Lauderdale has a medical centre, gym, pharmacy, post office, cafes, 2x restaurants, tavern, plant nursery, florist and fuel station.
SOUTH ARM's general store/post office stocks the basics and does great take away snacks. The village also has a pharmacy, hairdresser/beautician, gym and funky cafe.
Coles and Woolworths deliver daily to South Arm.
LOCAL MARKETS : South Arm markets, near the general store, are on the first Sunday of each month.
Harmony markets in Lauderdale, at the plant nursery, are on the first Saturday of each month.
EATING OUT: South Arm RSL - 5 minutes drive from the house. Try pub meals with the locals when you don’t want to cook. Take away hot meals can be ordered and once a month on Saturdays there's a seafood buffet.
Driftwood Restaurant on the Canal in Lauderdale does delicious meals in a setting over the water.
Barilla Bay Restaurant and Cafe - near the airport is 30 minutes from the house. Pick up oysters at a very reasonable price.

WINERIES Coal River Valley - there are several including
Frogmore Creek - Offers free wine tastings if dining in. Their amazing 'art on a plate' dishes are small but very filling! Ask to sit in the alfresco area if it’s good weather. Bookings are recommended.
Pooley Winery - great wood fired pizzas and wine tastings on Sundays- A relaxed family outing with a fenced grass area and beanbags for the children. Check for bookings.
Riversdale - has wine tastings and a French Bistro or enjoy High Tea on Thursday to Sunday. Bookings are necessary for the High Tea. Peter Rabbit's Garden for the children is set in one section of the beautiful gardens.
CHEESES, CHOCOLATES, BERRIES
Coal River Farm Restaurant/cafe has cheeses and chocolates and seasonal pick your own berries.
Wicked Cheese Company stocks great cheeses and has cafe areas.
The Strawberry Patch - Don’t miss in the summer season and try their delicious
ice creams in a cone.
Cherry and apricot orchards are located in the Richmond region during the summer.
HISTORIC RICHMOND VILLAGE- the Coal River Valley boasts being home to this iconic tourist attraction.
Visit Tasmania’s heritage area with the oldest stone bridge in Australia, its church and village with delightful small stores including the multi -tiered Christmas Wonderland store, French Galleria, Wood shop and Lavender shop. In the main street you’ll find the original old hotel, cafes and an old fashioned lolly and ice cream store. A bakery and other interesting stores are down lanes nearby to the main road.Old Richmond Miniature town is also located in the main street and an interesting visit for children and adults.
SALAMANCA MARKETS every Saturday - 40 minutes from the house.
We recommend leaving around 7:30am to secure parking before the crowds arrive.
Pick up breakfast as you stroll through the markets.

**PLEASE NOTE Our nightly rate includes up to 8 guests. We request no more than 6 adults in your group unless pre-arranged when booking.
A Service fee from Home Away is added at time of booking.
CLEANING INDOORS is included in your nightly rate but please ensure you leave the property in a respectful condition to avoid any extra cleaning charges. If you use outdoor areas the cleaning is your responsibility- a fee will be charged for areas outside not cleaned. All furniture, items inside and outside which are moved must be returned to their place of origin.
There are three cupboards in the house plus a studio in the garage which will remain locked during your stay.
