1. If you are not 100% satisfied with the cleanliness of the apartment upon arrival, we will arrange for a cleaner to address your concerns within 6 hours.
*Any issues with cleanliness must be brought up to the host within 6 hours of check-in and must allow for remediation. No refunds will be allowed if remediation is not permitted.
2. The Apartment is professionally cleaned each stay, the guest is requested to return the apartment in a neat and tidy manner on check out - any damages, or excess cleaning will be charged to the guest.
3. We work hard to make sure every guest is happy and enjoys the stay, so please ensure the total number of guests is accurate at booking.
4. If the ottoman is used as a single bed and the extra linen is requested by you. You will be charged $80 per stay.
5. If extra linen & towels are requested by the guest during the stay, a fee of $30 per set of linen will be charged (Delivery availability - 9:30 AM to 5:30 PM).
6. If extra towels are requested by the guest during the stay, a delivery fee of $10 will be charged (Delivery availability - 9:30 AM to 5:30 PM).
7. Bed rearrangement
Some of our properties allow bed rearrangement (One King bed into Two Single beds) with the approval of our property management team.
It is free of charge if you have requested it at the time when your booking is confirmed.
Other than that, a $40 per stay for bed rearrangement will be charged.
8. Lost and found property
We only keep ‘lost and found property’ for up to two weeks. If guests approach us for the ‘lost and found property’, please provide your current residential address and we are happy to post it for you. However, guests are responsible for all postage fees.
We will make sure everything is well prepared for you. But if you need anything or there is an emergency, we will attend within 2 hours.
1. Smoking is not permitted and a minimum of $300 penalty shall apply.
Please refrain from any other activities that could cause a fire in your room or anywhere in the building.
2. Please refrain from doing any activity which is likely to cause a fire and use the cooking appliances and irons wisely.
3. Please remember to carry your key with you any time when you leave your accommodation. If your keys are left behind in the accommodation, a call-out fee will be applied.

4. Please make sure your door is locked when you leave your accommodation.

8. Personal belongings left by guests in the room upon leaving shall be sent to the address indicated by the guest at their expense.
9. Please kindly notice that our standard check-in time is 3 pm and check-out time is 10 am and our cleaner will be there on time.
If you wish to check out later than the standard check-out time you must obtain approval from the host at least 12 hours prior to your scheduled check-out time. The property manager may approve a request for late check-out at their absolute discretion.
Late check-out without notification given to the host will incur the following additional charges applied to your Airbnb account:
10:00 am to 11:00 am - $30.00
11:00 am to 11:59 am - $80.00
11:59 am and later – One-day rental fee (nightly rate) shall apply.
10. Pets are not allowed. If the guests keep the pets on the property, a minimum of $600 penalty shall apply.
11. Parties not allowed. If the guests have a party on the property, a minimum of $600 penalty shall apply.
12. After making a reservation, you might be requested to provide identification. This important measure is in place to maintain a secure environment and ensure that all guests meet our age verification requirements. As part of our policy, we cannot rent our rooms to individuals below a certain age or to someone using a different name.
